Sauna House Zelené Údolí • practical information, safety and house rules

Welcome to Sauna House Zelené Údolí. The house was built as a place for quiet, for time together and for simple things — the warmth of the cedar sauna, swimming in a natural pond, music on vinyl and evenings by the fire. While you are here the house and the grounds are yours alone. Please treat the place gently and be considerate towards our neighbours.

QUICK ORIENTATIONIn immediate danger call 112. Report any fault, damage or unusual condition to your host as soon as you can, over WhatsApp. Please do not dismantle or repair technical equipment yourself.

1Arrival, the drive and keys

Address: Loutí 36, 252 08 Rabyně. GPS: 49°47′52.8″N, 14°26′38.3″E.

IMPORTANT FOR THE DRIVEThe track across the meadow is not a road, whatever your satnav suggests. Drive through the village of Loutí to its end and turn uphill into the forest at the bins. Save these directions before you set off; the mobile signal can be weak.

Check-in is from 16:00 and you let yourselves in. The entry code is sent to you separately before the stay and must not be shared outside your registered group.

Please tell us in advance if you will arrive late. In the evening, keep noise and outdoor lighting to what you need.

Park only in the marked spaces, for up to three cars. Please do not block the driveway, the road or a neighbour's land.

2Guests, visitors and the neighbours

Up to 8 registered people may stay in the house, children included. Only those named in the booking and the online check-in may sleep here.

Any visit by someone who is not staying needs the host's prior written agreement. Visitors may not stay overnight and may not push the house past its safe capacity.

Celebrations, parties, stag and hen weekends, commercial events, professional photography or filming, and outside contractors are not allowed without explicit written agreement.

Quiet hours are 22:00–7:00. Outdoor audio stays off during them. Noise, conversation and lighting should not disturb the neighbours at any hour.

Smoking and vaping are strictly prohibited inside the house and inside the sauna.

3The house, ventilation, water and services

Wi-Fi, ventilation and hot weather

The Wi-Fi is meant for ordinary work, messaging and streaming; speed can vary with local conditions.

The house has mechanical ventilation with heat recovery, which is normally switched off only in the summer months. When you air the rooms, open the windows fully for a few minutes and then close them again.

On hot days leave the external blinds in the "My" position until the afternoon (roughly 80 % closed). Open them morning and evening, air the rooms briefly through the windows and through the vent beside the balcony door.

Heating, the fireplace and the utility room

Underfloor heating is controlled by a thermostat in each room. Change the settings sparingly, and do not leave windows open for long periods while the heating is on.

On freezing days one properly laid load of dry wood in the heat-retaining fireplace is usually enough. Do not overload it, and add more wood only as instructed. The wood is in the store under the pergola.

The main water valve and the electrical panel are in the utility room under the stairs; the main breaker is down by the entrance. Always contact the host before touching anything electrical.

If water is visibly escaping, close the main valve if it is safe to do so and contact the host immediately. Please do not dismantle equipment yourself.

The house water treatment plant

NOT DOWN THE DRAIN OR THE TOILETWet wipes, sanitary products, nappies, fats and oils, food waste, chemicals, solvents, paint, chlorine or aggressive cleaning products. Put only toilet paper down the toilet, and use the products provided in the house.

The guest is liable for demonstrable damage caused by breaking these rules, in line with the Terms and Cancellation Policy.

Washing, drying and cleaning

The washing machine and dryer are in the utility room. Do not overload the drum, and do not put anything soiled with oil, solvent or other flammable substances into the dryer.

Never leave the iron unattended, and unplug it after use. Cleaning products are in the cupboard beside the wood store by the fireplace.

4The kitchen

You have an induction hob, an oven, a fridge, a freezer, a kettle, a toaster, a stick blender and a stand blender, and a juicer. Two pans are for the induction hob and one is for the outdoor grill.

Do not leave the hob, the oven or small appliances unattended. Use only cookware suitable for induction.

Do not put hot pans straight onto the worktop or onto wood. Use the blenders only with their lids properly fitted.

Do not pour fat or oil down the sink; once it has cooled, wipe it into paper and put it in the general waste.

Before you leave, wash up what you have used or run the dishwasher.

5The cedar Finnish sauna

DetailGuidance
Availabilityall year; registered guests only
Switching oncontrol panel beside the sauna door
Heat-up timeabout 90 minutes
Setting95 °C at most; the temperature can still drift up
After useswitch off and open both vents

Tell the host before you switch the sauna on. Do not adjust the heater settings, the guards or the wiring, and never cover the heater with anything.

Use a clean sheet or towel on the benches. Only clean water goes on the stones. Use only the essence prepared by the host, always diluted in the bucket.

Glass, alcohol, smoking and flammable materials do not belong in the sauna. Do not go in under the influence of alcohol or other substances, or if you are feeling unwell.

Children may use the sauna only under continuous adult supervision. Do not sleep in the sauna. If you feel dizzy, nauseous, in pain or short of breath, leave immediately.

If you have a health condition, are pregnant, or take medication that affects blood pressure or alertness, talk to a doctor before using the sauna.

6The swimming pond and outdoor shower

The pond is a natural water feature; its look, clarity and temperature change with the weather and the season. It is not a pool, and there is no lifeguard and no attendant.

Swimming is at your own risk. Children and non-swimmers must be within immediate reach of a responsible adult.

Shower without soap before you get in. Do not dive, do not swim under the influence of alcohol or during a storm, and do not use glass containers near the water.

Do not add cosmetics, soap, shampoo, oils or chemicals to the pond. Do not let animals in, and do not interfere with the filtration, the pumps, the jets or the liner.

The correct water level is between the two screws on the face of the skimmer. If it is outside that range, contact the host; top the water up only when they ask you to, and turn the tap off afterwards.

7Paddleboards

Two boards, paddles and a pump are in the store and bike room behind the concealed doors beside the entrance. The code arrives with your arrival details.

Use is at your own risk and should match your ability, the weather and local rules. Do not go out in a storm, in strong wind, in poor visibility or after dark.

Wear a suitable buoyancy aid and a leash. Children may use a board only under direct adult supervision.

Check the board, the valve, the paddle and the accessories before use. Afterwards rinse the equipment, dry it and put it back; report any fault or loss straight away.

8Pergola, gas grill, fire pit and fireplace

Gas grill

The gas bottle stands next to the grill. Open the valve on the bottle, turn and press the left knob and press the ignition at the same time. The grill tools are in the second drawer at the end of the kitchen.

Use the grill outdoors in its designated place only, do not move it under anything flammable, and do not leave it unattended. Turn off the burners and the bottle valve after use.

Fire pit and fireplace

Light a fire only in the designated fire pit and only when the weather allows. Do not light one during drought, in strong wind, or when a fire ban is in force.

Never leave a fire unattended, keep water to hand, and put it out completely before going to bed or leaving. Do not carry hot ash into any container.

Burn only the dry wood provided, in the fireplace and in the fire pit. Waste, plastics, chemically treated wood, coal, wet wood and flammable liquids are not allowed.

If smoke appears outside the firebox, if the chimney faults or if an alarm sounds, stop using it, leave the area safely and call the host; in danger call 112.

9Music, the turntable and lighting

The audio zones are the living room (Speakers A), the pergola (Speakers B) and the sauna. Connect to the house Wi-Fi and pick the zone in the player; A and B can run separately or together.

PROTECTING THE AUDIO SYSTEMDo not move the large dial on the main analogue amplifier away from 24. Change the volume in the player instead. Handling it any other way can damage the speakers.

Hold records by their edges, handle them with clean hands, return them to their sleeves after listening, and never press down on the tonearm.

The Loxone control for the outdoor lighting is beside the balcony door: the right button works the pergola, the sauna and the shower; the left one the ambient lights on the facade and around the pond.

The hanging bulbs in front of the pergola switch on at the upper switch beside the sliding portal. The ambient light behind the sofa is controlled from the switch beside the left speaker.

10Children and pets

Adults accompanying children are responsible for their safety. Continuous supervision is needed above all at the pond, in the sauna, at the fireplace, the fire pit and the grill, on the stairs, at the bunk bed and when using the paddleboards.

A child's booster seat for the dining table is available. The house and the grounds are not a supervised environment for children.

Well-behaved pets are allowed only by prior arrangement, for 500 CZK per animal per night. They are not allowed on the beds, on upholstered furniture, in the sauna or in the pond.

Keep your animal under control, do not leave it alone where it could cause damage or disturbance, and always clean up after it. The owner is liable for demonstrable damage.

11Waste and a considerate stay

Bins for general and sorted waste are under the kitchen sink. Take full bags to the containers down in the village, which you pass on the way in.

Sort general waste, plastics, paper and card, food waste and oils according to the labels. Hot ash, embers, chemicals, batteries and bulky items do not belong in the ordinary bins.

Please use water and energy sparingly. When you go out, switch off the lights, close the windows and check the water, the sauna, the fire and the appliances.

12Cameras, faults and emergencies

Outdoor cameras

To protect people and property there are three cameras outside: at the parking space, at the main entrance, and under the pergola facing the pond. There are no cameras indoors. The camera facing the pond is switched to private mode for the length of your stay; in that mode its indicator light is off.

Faults and damage

Report any fault, breakage or damage without delay. Do not attempt to repair the wiring, the sauna heater, the filtration, the pumps or any other technical equipment.

Telling us quickly often prevents worse damage. The guest is liable only for damage demonstrably caused by breaching their obligations under the terms set out in this document.
